A home can be a great investment, especially if it’s well-cared for. When and if you decide to sell, you can walk away with more money in your pocket than what you paid. That is, of course, if you go about it the right way.

To really increase the value, think about including smart appliances – especially when it comes to a new refrigerator or oven. 

Don’t worry If you can’t afford all-new everything. Even a small update, such as swapping out an old faucet and sink for a stainless steel version, can make a major difference in the perceived value of a home.

Good landscaping is one of the most important parts of selling a home as it’s the first thing prospective buyers see. Make it look stunning on the outside, and the buyer will be more accepting of whatever they see inside – good or bad. 

The best part is, this is easy! Ensure your lawn is in great shape and fill the flowerbeds with lots of coloured flowers (or add pots of flowers). Paint is inexpensive. The main investment will be your time, but it pays to paint your home before you try to sell. If you take the time to repaint the exterior, it adds to the curb appeal. Repainting the interior changes the look and feel of a room, and makes your home look fresher. For example, soft hues in the kitchen make it an inviting place to drink coffee in the morning as you wake up.

A single, bold colour on one wall in the living room provides an accent to the overall space that can be used to bring the whole room together. Even if the buyer changes the paint colour, the work you put in helps them see how interesting the room can really be!

5. Fix the Flooring

7. Think Like a Buyer

Forget that you live in your home for a few moments. Take a notebook with you and start at the driveway. Walk through the entire property with a critical eye for any problems. Think like a buyer would. Note anything that seems out of place or less than perfect. Even small issues, like a walkway or broken mailbox are worth bringing up. After you’ve finished your tour, take a look at your notebook and make adjustments as best as you can.
